I cover ColchesterCounty, and have also done business in parts of Cumberland, Pictou, and Halifax Counties.
There have been many changes in the real estate business, both globally and locally, since I started my professional career almost 22 years ago.  Back then, there were over 50 agents, different company names have come and gone, people got the “latest” listings in the Saturday paper, and local property values seemed low in comparison to other areas.  Now, there are fewer agents, a lot of names have changed, and people now rely on the internet for the latest listings.  In addition, property values have finally gone up in the area, in general. However, the biggest change I have seen is how complex this business has become.  The number of standard forms needed to list a property once numbered five.  Now, there can be as many as 11.   A typical Agreement of Purchase and Sale can contain as many as eight pages and even more.  Also, our educational requirements, both when starting out, as well as on an on-going basis have become much more stringent.  Today’s agent needs to be aware of so many “side” issues to the transaction such as water testing, building inspections, insurance regulations, legal issues, the new land registration system, zoning requirements, municipal by-laws, flood zones, HST applications and more.  For these reasons, you should choose an agent with the right combination of experience, education and results for all your real estate needs.
